When it comes time to replace your windows, you might want to reconsider replacing your basement windows. Windows in the basement need to be in coherence with the egress (fire codes) in the vicinity in which you reside. Therefore, you need to make sure that your basement windows are up to date with the current standards.

There are many factors to take into consideration when you are about to embark on a Toronto window replacement. You may need to expand the opening to meet the current fire code standards. In addition, you may need to widen the well opening in order to provide for a safe exit during an emergency situation.

Following are some questions to ask yourself or your contractor when it comes to replacement basement windows:

Is it absolutely necessary to get egress windows?

Every bedroom in every home in the GTA must have a window that is able to be used in the event of an emergency. As well, if you have a basement, those windows must also meet Toronto fire regulations.

Egress bedroom and basement windows must adhere to the following standards:

  • They must have an unobstructed opening no less than 3.8 feet and a dimension of no less than 15 inches.
  • The window must be able to open without any additional knowledge.
  • Security bars must be operable from the inside. As well, they do not require any additional tools or complicated instructions to remove.
  • Residents must not have to climb over a glass panel in order to make a safe escape.

Are window wells required for egress basement windows?

Window wells may, in fact, be necessary for egress basement window installation.  This could require either creating a window well or enlarging your current window well. Consult your contractor or windows company to discuss this process.

These are the requirements for window wells for basement egress windows:

  • Wells with a depth of 44 inches or more are required to be installed with an affixed permanent step or ladder to provide a safe and easy emergency exit.
  • There must be a clearance distance of at least 22 inches between the window and the window well.

You may need to enlarge your window opening in order to for your basement window installation to meet egress regulations. This will require cutting the concrete. As such, you may need to acquire the necessary permits in order to complete the process. These will vary according to the type of project and the area in which you reside.

As not all windows companies will cut into concrete walls, you may have to hire a separate contractor to complete the work. It is a good idea to try to coordinate both the concrete cutting and the installation of the basement windows on the same day to save time and money.

If you are concerned that your current basement windows do not meet egress standards or you have any questions about basement window installation, contact your local windows company. They will be able to assist you with any concerns you have may have regarding the egress windows installation process.
